Account Policies

Billing & Payment: All clients are billed by mail at the end of each month. Payments are due no later than the 10th of each month. We accept all major credit cards on our website. This is available to you 24/7. We also provide an envelope in your monthly invoice to mail a check or money order. Please no cash. Please do not hand payments to service personnel as they may be lost.

Cancellations: As stated on the service agreement, service will continue until written notice to cancel is received. Upon receipt of a written cancellation, service will stop at the end of the current billing cycle (end of the month). Please call our office to confirm receipt of such notice. NOTE: Our minimum service duration is 1 full month (2 months if you receive service every 2 weeks). The Full Maintenance annual agreement is priced based on 12 month service. If you cancel this plan before 12 months, there will be a $200 early cancellation charge added to your final month's invoice. This does not apply to Full Maintenance month-to-month plan.

 Service Adjustments: We require a minimum of 24 hrs notice to alter, postpone or add something additional to your service visit. Please give more notice prior to major holidays etc.

Send-A-Ways: If you forget to call ahead to postpone or cancel service, sending the crew away once they have arrived at your property will not result in a no charge. In this situation, the crew will leave but you will be charged for the service visit. We incur the cost of labor, fuel and truck/trailer wear to drive out to and unload at a property. Please give us sufficient notice of your desires so this situation does not occur.

Lawn Weeds (Full Maintenance): As part of the Full Maintenance plan you will receive Pre-Emergent lawn applications. Pre-Emergent is a granular product spread over the lawn to help prevent the germination of various broadleaf weeds. There is no guarantee stated or implied with this product or service. If after a full year of service, you have a lawn weed infestation, we can have the lawn sprayed one time to kill weeds at our expense. This is a courtesy we provide to our best and fully paid clients. Please Note: If you have dogs, we do not provide this weed spray service for the back yard at no charge. We will offset the cost to you for the front lawn area. The turf damage caused by foot traffic and pet waste associated with a dog cannot be overcome with a pre-emergent and fertilizer regimen.

Haul Aways: Quoted prices are based on the city trash pick-up taking bagged leaves, shrub trimmings and other yard debris. If you do not have city or contract trash pick-up at your property, you must notify us ahead of time. If you ask the service personnel to haul off bags for whatever reason, there will be a charge associated with this service. Service personnel may refuse because space does not allow. In that case, please call the office so we may arrange for an empty truck or trailer to do a haul off. When we haul off bags we then have to take them to a landfill for disposal. We are charged for this and there is extra labor involved. This must be passed on to the client.

Return Service Visits: We will return to “re-do” a service visit if we make a mistake or forget a portion of the service, if notified by telephone call within 24 hrs. This will be at no charge to you. If we are called to return due to circumstances beyond our control, such as: an inaccessible area or a “scary” dog on the property, we will have to charge for an additional service visit. This charge is equal to your normal service visit.

General Property Policies

Children: Please keep children indoors for their safety when the service crew is on site. Lawn equipment can be dangerous even at a distance. In order to prevent harm to a child, we will not service an area if children are present.

Pets: Pets (dogs or cats) are the client’s responsibility. We have not caused the loss of a pet in 14 years of doing business. Please help us maintain this record by keeping pets safely indoors while service crew is on site. If a dog seems dangerous or threatening to the service crew, they will not enter the area containing the dog.

Gate Access: It is the client’s responsibility to provide Texsun with gate access if you would like these otherwise inaccessible areas serviced. Backyard and electric driveway gates are the most common. We recommend combination locks where locks are necessary.  Keys have a tendency to get lost.

Holidays & Inclement Weather: Both of these circumstances can cause an adjustment or delay to your regular service day. Normally, weather will only cause us to be late by 1 day. However, there have been rain or ice/snow events that have caused a 2+ day delay. Holidays can cause us to arrive a day or so early or late depending on the situation. Pet Droppings (Poo): We get this question fairly often. We do not pick up pet waste or droppings. If you would like this service, check out www.petbutler.com

Swimming Pools: They are great to have but seem to attract grass clippings like a magnet! Under perfect conditions, such as no wind and plenty of “buffer” space between the landscape and water, we could probably avoid clippings in the pool. Unfortunately, this is rarely the case. Our personnel do their best to avoid clippings in the pool but in many cases it is not possible.

Damage Policies

Sprinkler Heads: Sprinkler systems are designed and installed to stand up to normal human, pet and mechanical activity. This includes the activity and equipment of landscape personnel. Sprinkler heads are (should be) originally installed flush with the ground and with sufficient space from concrete surfaces. A sprinkler head in good condition will pop up and retract properly. A system that was once installed properly can become out of adjustment by soil movement and erosion. Sprinkler head function will be impaired by age, dirt/grass/root intrusion or surrounding soil pressure. Therefore, proper maintenance of sprinkler systems by client is essential to preventing damage. Sprinkler heads should be replaced approximately every 3 years. The spring inside will wear out and prevent proper retraction. If we can tell a sprinkler head was damaged solely by the negligence of our personnel, we will replace it at no charge. Otherwise, we can replace or have it replaced by one of our chosen repair companies at the client’s expense.

Glass Break: If the negligence solely on our part we will repair at our expense. Texsun is not responsible if golf balls, marbles, small dog toys or other hard and difficult to see objects (that should not be in the lawn) are hit by equipment and cause a glass break.

Yard Lighting / Electrical: We are not responsible for damage to improperly installed and/or shielded electrical items. Landscape lighting with exposed wiring is dangerous. Electrical cords laying on top of the ground or running through shrubbery are very difficult to see. There are certain types of inexpensive, plastic landscape lighting that are very fragile and can be broken by light contact with rakes and even air from blowers. This is exacerbated by the effects of time, heat and sunlight. These lights become as fragile as egg shells over time. We are not responsible for damage to these inexpensive, plastic lighting fixtures. Quality metal fixtures installed properly will not be damaged by the typical contact of landscape personnel.

Hoses and Other Items: We try our best not to damage things commonly found in our client’s yards. If we are at fault, Texsun will reimburse for damage. Please help us by keeping the yard cleared of obstacles. Ex.: Green hose in a green lawn is difficult to see.
